I find the procedure of buying/selling a house to be full of games and unnecessary stress. The appraisal, for example, which addresses the question, What is this house actually worth? This happens at the END. In other words, everything else is a dance of ignorance before facing reality. Shouldn't we START with reality, the appraisal?
